One of the only things we can all agree on…. Covid sucks! No matter what you are trying to do. See a kids football game, go to the store for milk or try to teach 5th grade math to your child. Covid sucks! Unfortunately we have all had to adapt. Real estate is no different. We have had to basically change our business models overnight. The less techy agents were left in the cold. Fortunately we are very high tech here at Orson Hill Realty. 

Is it dangerous to sell your home during Covid?

We have all learned that even getting gas during Covid has its risks. Basically leaving your home or interacting with other humans is dangerous. The real estate commission and the state have set up guidelines for the real estate industry. Yes there are risks but we do our best to minimize these risks. We can help guide you through the process of Covid listing as well as the normal parts of the listing and selling process.

Can we list a home that is occupied?

Absolutely! We will take extra precautions to keep you and your family safe. Of course no one can guarentee it being safe but we will do our best. There is a risk to list your home even not during a global pandemic. The job of the professional is to advise you on how to stay safe. Of course all the buyers coming through will be required to wear a mask and gloves and to only allow people that are party to the contract walk through the home. No kids allowed to walk through. We will do whatever is comfortable for you and your family. It is obviously much easier and safer to sell an unoccupied home so if that is an option we highly recommend you moving prior to listing. We understand this in not an option for everyone. 

Will the agents be contact tracing?

Even before Covid we did a very good job (for security) tracking people going through the listings. Now it is very important. 

Are all buyers prequalified?

It is hard to make sure 100% of all buyers are qualified buyers. We do our best but some may slip through. As a seller you can require proof of funds or lender letter. The buyer agent will make sure they are ready, willing and able to buy. 

What will closing look like?

Closing is a bit different now too. Don’t expect to sit across the table from the other party like before. Most title companies are conducting drive up closings. You sit in your car and sign papers. Not ideal but legal! Also remember they are not allowed (at least for now) to any orders that interfere with real estate transactions. It is an essential business and the government can not stop you from entering a lawful contract with another party. This includes duties performed by 3rd parties like inspectors and appraisers. The show must go on! Real estate generates a lot of money for the government and they will always allow transactions to happen. That and, at least as of now, the government can not void a legal contract between 2 parties for no reason. 

What you need to understand..

Covid is out there. If you are high risk or concerned you may want to wait a little while to list your home. Since there is no way to prevent this disease 100% all we can do is minimize the risk.
