Any real estate agent can put your home in the MLS and on Zillow. That was all you really needed for the last couple years here in the mountains. Our market was pretty crazy and a seller’s market. When buying it was more or less you would settle for whatever was available and didn’t really have much of a choice with what you bought. Buyers were just happy to have an offer accepted. In the mountains there is a lot more to easements, encroachments and title issues. The lots up in the mountains are much bigger and have indescribably complex lines and  markers. There are also other mechanical challenges mountain real estate agents know better than city agents. A great amount of the homes in the foothills and mountains have wells, septic systems and propane. When these systems function properly there are usually no issues an agent needs to deal with. Like everything that is mechanical there are always things that can arise with them. That is when the best agent would know how the deal with and fix the issue so closing can happen on the closing date. Not only is a septic system important for a functioning home, it can hold up the closing if the county doesn’t transfer the system to the new buyer do to a malfunctioning system.
