Why it is Important to Choose a Real Estate Agent That Knows the Mountains

Any real estate agent can put your home in the MLS and on Zillow. That was all you really needed for the last couple years here in the mountains. Our market was pretty crazy and a seller’s market. When buying it was more or less you would settle for whatever was available and didn’t really have much of a choice with what you bought. Buyers were just happy to have an offer accepted. Those days are over for now. We are seeing more inventory and the market is shifting to an equal market. It is more important now to choose the best local real estate agent for your needs.

A Real Estate Agent Should Know Mountain Challenges

When you are choosing the best real estate agent for your needs you need to determine what your needs are. There are plenty of Realtors out there that claim to be the best. What separates good agents from the best is their understanding of the specifics of any area. Not what the schools are like and where the closest grocery store is. It is more detailed than that. There are plenty of agents down in Denver that will come up to the foothills and the mountains to list your home or help you buy another one. The question a person needs to ask is “does this Realtor know mountain homes?”. There are so many things in mountain homes. 

Title Issues In the Mountains

Down in the city, for example, most if not all parcels are lot and block. Meaning when they subdivided the land they pretty much cut them into small squares. There are usually no issues of encroachment or title issues. It is pretty easy to tell on a small lot and block property if your neighbors tough shed is on your property. In the mountains there is a lot more to easements, encroachments and title issues. The lots up in the mountains are much bigger and have indescribably complex lines and  markers. In this case the best real estate agent would be one that knows title issues that arise in the area. An agent that knows how to handle and help you fix the issue.

An Agent Should Know Well, Septic and Propane

There are also other mechanical challenges mountain real estate agents know better than city agents. A great amount of the homes in the foothills and mountains have wells, septic systems and propane. When these systems function properly there are usually no issues an agent needs to deal with. Like everything that is mechanical there are always things that can arise with them. That is when the best agent would know how the deal with and fix the issue so closing can happen on the closing date. Not only is a septic system important for a functioning home, it can hold up the closing if the county doesn’t transfer the system to the new buyer do to a malfunctioning system.
